Housing.com: How Rahul Yadav and 11 IIT Friends Set Out to Transform House Hunting in India

What began as a frustrating house-hunting experience for a group of engineering students became one of India’s recognised property technology platforms. Housing.com set out to make finding a home easier by using technology, verified listings and data-driven property discovery.

The Problem That Started It All

In 2012, a group of students from the Indian Institute of Technology Bombay encountered a familiar problem while searching for accommodation: finding a suitable home online was difficult, and property listings could be misleading.

The team discovered that an attractive online advertisement did not always reflect the reality of the property. Inaccurate information and unreliable listings made the search frustrating for prospective tenants.

Rather than accepting these difficulties as part of the process, the students saw an opportunity to improve the experience.

Led by Rahul Yadav and working alongside 11 fellow IIT Bombay students, the group decided to build a platform that would make property discovery more transparent and convenient.

Their idea was straightforward: use technology to help people find homes with greater confidence.

From a College Idea to a Startup

Housing.com was founded in 2012 by a team of 12 entrepreneurs, including Rahul Yadav and Advitiya Sharma.

The company initially explored different ways to connect people searching for accommodation with available properties. It subsequently focused on an online marketplace model, allowing users to browse listings rather than relying entirely on traditional property agents.

The founders wanted to make property information easier to access and improve how people evaluated their housing options.

Building the business required more than developing a website. The team needed to collect property information, attract landlords and brokers, establish credibility and encourage users to trust an online platform for an important financial decision.

The founders’ technical backgrounds helped them approach house-hunting as a problem that could be improved through better data, product design and digital tools.

Making Property Discovery More Transparent

Housing.com developed its platform around the idea that finding a home should involve more than browsing photographs and reading short descriptions.

Its services expanded to cover properties for rent and sale, new residential developments, resale homes, plots and commercial spaces.

The company also invested in technology intended to improve property discovery, including research, analytics and virtual viewing experiences.

These features address an important challenge in real estate: customers often need to compare several properties before deciding which ones are worth visiting.

Digital listings can help people narrow their choices, understand available options and connect with property owners or brokers.

Growth, Investment and Industry Attention

Housing.com’s early growth attracted attention from investors interested in India’s expanding internet economy.

The company raised funding to develop its technology, expand into additional cities and build its property-listing network. In 2014, Japanese investment group SoftBank invested approximately $90 million in the startup, helping support its expansion ambitions.

However, rapid growth also brought organisational challenges. The company’s leadership experienced significant changes, and Rahul Yadav left the business in 2015 following disagreements with its board.

His departure marked a major turning point for the startup and demonstrated how leadership decisions and governance can influence a young company’s direction.

Housing.com continued operating as the business evolved beyond its original founding team.

A New Chapter Under Aurum PropTech

In July 2017, Housing.com was acquired by Elara Technologies, the group associated with PropTiger. The business subsequently became part of REA Group’s Indian operations.

In July 2026, Aurum PropTech announced a strategic transaction to acquire 100% of Housing.com from REA India through an all-equity arrangement. The transaction was intended to bring Housing.com into Aurum’s broader property technology ecosystem.

The proposed combination connects online property discovery with services across rentals, transactions, financing and real estate data.

This development reflects a broader shift in India’s property technology sector, where businesses are working to connect different stages of the real estate journey through integrated digital platforms.

Lessons for India’s Next Generation of Founders

Housing.com’s journey offers several lessons for aspiring entrepreneurs.

Start with a genuine problem. The founders identified a frustrating experience that affected people searching for accommodation.

Use technology to improve trust. Digital platforms can create value by making information easier to access and evaluate.

Build for a large, fragmented market. Real estate involves numerous owners, brokers, developers and customers, creating opportunities for platforms that connect them efficiently.

Recognise the importance of leadership. A startup’s long-term development depends not only on its product but also on governance, teamwork and the ability to adapt.

Redefining the Home-Search Experience

Housing.com began with a practical ambition: make finding a home less frustrating.

Its evolution from a student-founded startup into an established digital real estate platform demonstrates how technology can improve access to information in a traditional industry.

The property market continues to present challenges, including inaccurate listings, complex transactions and the difficulty of comparing homes across locations. Digital platforms cannot eliminate every obstacle, but they can help customers make more informed decisions.

For aspiring Indian founders, Housing.com’s story offers a lasting lesson: successful innovation often begins by identifying an everyday problem and developing a better way to solve it.
